The Anatomy of A Purchase

The Search Begins

Buyer:
  • Gets pre-qualified with Lender, or better yet…Get Pre-Approved!
Kruse Company REALTORS®:
  • Conducts Buyer Interview to get information about the home
  • Discuss Buyer Agency with Buyer and sign contract (Highly Recommended!), or parties must sign a Disclosure of Real Estate Agency form which states that Agent is working on behalf of the sellers of each home shown to Buyers.
  • Locate Properties to Show Buyer(s).
  • Schedule showings of Properties for Buyer(s).
Buyer:
  • Decides on the house that’s just right!

Writing the Offer

Kruse Company REALTORS®:
  • Meet with Kruse Company Agent to Draft Offer.
  • Review and explain the Offer to the Buyer(s) prior to signing.
  • Present Offer to Sellers or Sellers’ Agent.
  • Negotiate any counter-offers or amendments.
Buyer:
  • Write Earnest money check to Listing Broker Trust Fund.
  • If not pre-approved, submit application to Lender to begin the processing of the loan.

After Your Offer is Accepted

Kruse Company REALTORS®:
  • Check Offer for contingencies & time frames/Monitor removal.
  • Provide Lender and Title Company copies of the Accepted Offer
  • Talk to Lender/Coordinate Appraisal date and time.
  • Coordinate Closing date and time with all parties.
  • Obtain Title Insurance and Closing Statements.
  • Inform Buyer of amount to bring to closing in the form of a cashier’s check.
  • Assist Buyer and stay in constant contact.
  • Set up Inspection to be done within contingency period.
Buyer:
  • Hire an Attorney (if desired – recommended, but not essential)
  • Finalize Financing.
  • Obtain Homeowner’s Insurance.
  • Change Utilities into your name.

The Final Phase : Closing on Your New Home

Kruse Company REALTORS®:
  • Schedule and conduct the final walk-through with Buyers to insure property is in acceptable closing condition.
  • Answer any last minute questions Buyer(s) might have.
  • Accompany Buyers to closing to insure everything is finalized correctly.
Buyer:
  • Bring Cashier’s Check and paid receipt for first year of Homeowner’s Insurance to Closing.
  • Sign Loan Documents, Deed and Closing Statement.
  • Get the keys to your new home…and go unpack!!
